The government has revealed that only about five per cent of Ghanaians have the financial capacity to secure housing without external assistance, highlighting the scale of the country’s housing affordability challenge.
According to the Ministries of Works, Housing and Water Resources and Local Government, Chieftaincy and Religious Affairs, about 60 per cent of Ghanaians require some form of state-facilitated support to access decent accommodation.
The ministries disclosed this in a joint statement issued to mark World Habitat Day 2026, which was observed under the theme, “Adequate Housing for All”.
They further indicated that approximately 30 per cent of the population remain unable to access housing even when government subsidies are provided.
The ministries attributed the situation to several factors, including high land prices, increasing construction and infrastructure costs, as well as limited access to affordable housing finance.
In response, the government is implementing the National Mortgage Scheme in partnership with the National Housing Fund and Republic Bank to improve access to homeownership.
Under the initiative, eligible applicants can access mortgage financing at an interest rate of about 8.4 per cent per year, with repayment periods extending up to 20 years.
